Fees for selling properties

  • Sole agency is charged at 2.5% (Plus VAT)
  • Multiple agency is charged at 3% (Plus VAT)

    ADDITIONAL NON-OPTIONAL FEES AND CHARGES (IRRESPECTIVE OF LEVEL OF SERVICE):


    Deposit Registration Fee: £40.00 (Inc VAT)

  • Register landlord and tenant details and protect the security deposit with a government-authorised scheme

  • Provide the tenant(s) with the deposit certificate and prescribed information within 30 days of start of tenancy

  • Reclaim Deposit Admin Fee = £50.00 (Inc VAT)

  • Submit deposit claim to deposit scheme regulator

  • Send appropriate notices to tenant before claim for deposit is initiated and after

  • All administration work during deposit submission until deposit is repaid to landlord

  • Solicitor fee were legal witness is needed to validate situation claim form

    Additional property visits: £25.50 (Inc VAT) per visit

  • To attend for specific requests such as neighbour disputes; more visits are required to monitor the tenancy; or any maintenance linked visit

    Submission of non-resident landlords receipts to HMRC; £160.00 (Inc VAT) per quarter

  • To remit and balance the financial return to HMRC quarterly and respond to any specific query relating to the return from the landlord to HMRC

    Arrangement fee for works over £500.00 7.5% of net cost

  • Arranging access and assessing costs with contractor;

  • Ensuring work has been carried out in accordance with the specification of works

  • Retaining any warranty or guarantee as a result of any works

    Arrangement fee for refurbishments over £1000.00 10% of net cost

    Obtaining more than two contractors quotes £75.00 (Inc VAT) per quote

    Rent Review Fee £75.00 (Inc VAT)

  • Review rent in accordance with current prevailing market condition and advise the landlord

  • Negotiate with tenant

  • Direct tenant to make payment change as appropriate

  • Update the tenancy agreement

  • Serve Section 13 Notice if tenancy is on a rolling monthly basis

    Renewal Fee (landlords share) £45.00 (Inc VAT)

  • Contract negotiation, amending and updating terms and arranging a further tenancy and agreement

    Checkout Fee (landlords share) £45.00 (Inc VAT)

  • Agree with the tenant check out date and time appointment

  • Instruct inventory provider to attend

  • Negotiate with landlord and tenant any disbursement of the security deposit

  • Return deposit as agreed with landlord and tenant to relevant parties

  • Remit any disputed amount to scheme for final adjudication

  • Unprotect security deposit

  • Instruct contractors; obtain quotes; organise repairs/replacement of any broken or missing items

    Setup Fee (Landlords Share): £65.00 (Inc VAT)

  • Agree the market rent and find a tenant in accordance with the landlord guidelines;

  • Advise on refurbishment

  • Provide guidance on compliance with statutory provisions and letting consents

  • Carry out accompanied viewings (as appropriate)

  • Market the property and advertise on relevant portals

  • Erect board outside property in accordance with the town and Country Planning Act 1990

  • Advise on non-resident tax status and HMRC (if relevant)

    Inventory Fee (landlord is dependent on service provider and the fee is external of LPS Estates) See attached schedule Dependent on the number of bedrooms and/ or size of the property and outbuildings

    Fees to: Tenants

    Before You Move In: £360.00 (Inc VAT) for up to two tenants Set up fee (tenants share)

    Referencing up to two tenants (identity, immigration and visa confirmation),( financial credit checks, obtaining references from current or previous employers/landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) arranging the tenancy and agreement, check-in fee and deposit registration


    Additional Tenant Fee £100.00 (Inc VAT) per tenant Processing the application, associated paperwork and referencing

    Guarantor Fee £100.00 (Inc VAT) per guarantor (if required) Covering credit referencing and preparing a Deed of Guarantee as part of the tenancy agreement

    Permitted Occupier Fee £60.00 (Inc VAT) per permitted occupier Explaining to any permitted occupier their rights and responsibilities towards the names tenant(s) and landlord as well as the provision of documentary guidance and assistance during the tenancy

    Accompanied Check-in Fee £35.00 (Inc VAT) Preparing an inventory and Schedule of Condition of the property, explaining how appliances function and taking meter reading for utilities and services

    Pet Deposit Returnable additional Security Deposit of £250.00 To cover the added risk of property damage. This will be protected with your security in a Government-authorised scheme and may be returned at the end of the tenancy

    DURING YOUR TENANCY: Amendment Fee £60.00 (Inc VAT) Contract negotiation, amending terms and updating your tenancy agreement during your tenancy

    Renewal Fee (tenants share) £45.00 (Inc VAT) Contract negotiation, amending and updating terms and arranging a further tenancy and agreement

    ENDING YOUR TENANCY: Check out Fee (tenants share) £85.00 (Inc VAT) Attending the property to undertake an updated schedule of condition based on the original inventory and negotiating the repayment of the security deposit(s)

    Future Landlord Reference Fee £45.00 (Inc VAT) per reference request Collating information and preparing a reference for a future landlord or letting agent

    OTHER FEES AND CHARGES: Lost security items £60.00 (Inc VAT) plus item cost Obtaining necessary permissions, sourcing providers and travel costs

    Out of Hours Services £35.00 per hour (Inc VAT) plus any actual costs incurred Where actions of the tenant results in the agent (or nominated contractor) attending the property, time to remedy the situation is charged at the prevailing rate

    Unpaid Rent/Returned Payments Interest at 8% above Bank of England Base Rate from date due

    Professional Cleaning (if required) £25.00 (Inc VAT) per hour which will be deducted from the Security Deposit Only charged where professional cleaning is necessary to return the property to the same condition as the start of the tenancy.
