The Selling Process
1) Property Valuation:-We give you a precise and accurate valuation of your property. The valuation is based on the present market and also on your property
2) Our Availability :-Time open or available for viewing. We are available for viewings every day (except Sunday) until 10.00pm. This ensures that we are totally available to potential buyers.
3) Marketing of Property:-We market your property with purpose, care and attention. We advertise in the local papers, on pour own website and major property websites such as Rightmove, FindaProperty. We also ensure that your HIPs are provided on time and at competitive costs.
4) Instruct a Solicitor:-A solicitor will be required to act on your behalf by handling all the legalities; commonly referred to as conveyancing.
For best results we advise that you use a solicitor who knows the area that you're moving to and specializes in conveyancing. If you do not know of a Solicitor we can recommend Solicitors that are experts in property transactions and are excellent in customer service.
5) Offers on the Property:-We will send all offers on your property to you in writing and also inform you verbally. We advise that you consider each offer carefully before accepting or refusing.
6) Accepting an Offer:-Once an offer is accepted, the buyer begins the Mortgage application process. We would ensure that the Buyer is suitably qualified to obtain a mortgage for the property.
7) The Unseen Process:-Between the Acceptance of the offer and the completion, there is a lot of work done that is not seen yet is vital to the sale. This is mostly done by the solicitors of either side.
We follow up on the activities that are taking place and expedite matters to bring the sale to a successful completion.
8) Completion of Sale:-We will advise you and act on your behalf though the entire process. With dedicated sales professional allocated to deal with your sale, which you can reach at anytime, and he will be delighted to fill the gaps for you so that you do not feel you are all alone.
The Buying Process
1) RegisterYou can register your interest with us - with a list of preferences. You can either

2) Selection of PropertiesYou will have access to our properties as they become available for sale. We will send you email alerts so that you do not miss out on any new properties that come on to the market.
3) Mortgage AdviseWe assist you in your efforts to buy your choice of property by making available to you the opportunity to obtain suitable mortgage finance for the property that you want.
Our independent Mortgage Advisors have access to all products on the mortgage market. They are therefore able to give offer you competitive rates.
4) ViewingsOur opening times have been devised with your convenience in mind. We are available everyday for accompanied viewing until 10:00pm except Sundays.
5) Making an OfferWhen you are happy with a property that you have viewed, you may make an offer. When making an offer we ask give due consideration to your offer, and once this is done, we pass the details of the offer to the Vendor.

7) Price and Sales AgreedOnce the price and the sale have been agreed, we assist you, while consulting with the Mortgage Broker, and the Solicitors and the Vendor, to form a realistic timetable for Exchange of contracts and subsequently Completion of the Sale.
8) The unseen ProcessSurveys are carried out; conveyancing is processed; HIPs is commissioned. We expedite all matters concerning the sale and provide assistance to all the professionals that are working to make this sale possible.
9) Obtaining Financial approvalYour mortgage is approved and you receive a formal mortgage offer; the way is now clear for contracts to be exchanged and a completion date is now set.
10) CompletionCompletion is normally a few days or weeks after Exchange of contracts. It is at this stage that you are required to send any required deposit to your Solicitor in anticipation of the completion.
