The Renting Process

Renting a property can be time consuming and often complicated process that could easily go wrong. For this reason, we have listed out the process you will go through.

Rental Process 01Step 1 - Register
You can register your interest with us - with a list of preferences. You can either register online or call us on 028 539 3677.





Rental Process 02Step 2 - Response

We will respond to your registration quickly and clearly. We will also send you a list of properties that meet your requirements.





Rental Process 03Step 3 - Viewings

Our opening times have been devised with your convenience in mind. We are available everyday for accompanied viewing until 10:00pm except Sundays.





Rental Process 04Step 4 - The Property

If you are happy with your selection of property; we shall obtain certain details and references from you. Once our checks on references are completed, we will contact you speedily.





Rental Process 05Step 5 - Inventory

We carry out a detailed inventory of the contents and condition of the property. This could be written or photographic, or both. A copy of which is supplied to yourself and the landlord, with LPS Estates retaining a copy.




Rental Process 06Step 6 - Contracts

As soon as all reference and consents are received; we draw up a binding contract to be signed by yourself and the landlord.





Rental Process 07Step 7 - Rent Payment

We require one month's rental payment in advance and deposit prior to the commencement of the tenancy.

The deposit that is collected is lodged with the Tenancy Deposit Protection Scheme, according to recent legislation.


Rental Process 08Step 8 - Check In

Finally, we take the time to check you into the property. We give you detailed local information. We also familiarise you with the property and all the equipment in the property such as Boiler, Oven and any such equipment to ease you gently into your habitation.


 


The Letting Process

The market is presently flooded with Letting Agents and Estates Agents. At LPS Estates, we pride ourselves on going the extra mile all the time for our clients.

Letting Process 01Step 1 - Rental Valuation
We give you the most accurate rental valuation on your property. One that reflects the true state of the market.





Letting Process 02Step 2- Viewings
We are available for viewings until 10:00pm Monday to Saturday. This mean that tenants who can only view after work and at weekends have access to us.





Letting Process 03Step 3 - Marketing

We obtain photographs of your property and display these on our website, FindaProperty (FAP) and Rightmove.





Letting Process 04Step 4 - Safety Regulations

To protect your interests and that if the tenant, we advice you on how to keep up with the latest property legislation i.e. Gas Safety Certificate (CP12), Electrical Certificate (NICEIC) and soft furnishings (fire resistant requirements). We can also arrange these to be carried out on your request.




Letting Process 05Step 5 - Tenant

When we get a suitable tenant, we will obtain references and check the validity of these references. If the tenant turns out to be acceptable, we shall proceed.





Letting Process 06Step 6 - Contracts

We ensure that a Professional Legally Binding Agreement is drawn up and signed by both parties.






Letting Process 07Step 7- Rental Payments

LPS Estates will collect the rent on your behalf and disburse it into your account via the BACS system.






Letting Process 08Step 8 - Deposit

In keeping with current legislation LPS Estates will either keep and notify or place the deposit with a Deposit Protection Scheme.





Letting Process 09Step 9 - Completion

We liaise with the tenant and write to all utilities company informing them of the current tenant residing at the property.
